You should re-read those rules, because the second rule is very clear on this, and the reasons why should be obvious if you take a skeptical buyers perspective.

If you sell it elsewhere, fine, close the thread saying "sold elsewhere". Other than that, there is no reason to detail that you have an offer of x somewhere else.
